RDL has adjusted the plans originally developed for homes, to make them designed to work-in, as well as live-in.
RDL planned three types of houses:
Each is equipped for people to live-in, work-in, learn-in and enjoy-life-in. Based on:
50% as Alphas with a capacity for 2 people each
30% as Betas with up to 4 people and
20% as Gammas with up to 6 people, and
each Utopium accommodates 50,000 [k] people, requiring 25k units for 17,917 houses
This divides up as
12.5k units as 12.5k Alphas, (for 25k people) costing £80k each, ie £1,000 million [m]
7.5k units as 3.75k Betas, (for 15k people) costing £100k each, ie £375m and
5k units as 1.667k Gammas, (for 10k people) costing £120k,each, ie £20.112m
Totaling 1.395billion [b]. The selling prices are £100k, £120k and £150k each, totaling £1.674b,
The minimum floor space, without expansion, is 160 square [']/person , totaling 8m square'. With full expansions: the maximum is 12.825m square'. Quadrupling the maximum ground required, to allow for all other requirements on the site, means 51.3m square'.
One acre = 43,560 square', so that 1,178 acres are required, a little less than two square miles (1,280 acres). If available, an equal number of adjacent acres can be reserved for further expansions, over the next 100 years.
RDL converted the areas to square meters:to compare with Masdar, planned for 6m square meters. One square foot = 0.09290 meters. So, our 51,300k square' = 4,765.77k square meters. Thus, Masdar is 25% larger, but includes water desalination facilities, as well as a solar-based, electricity-generation plant to generate all the energy needed to build it, apparently without consideration of electricity generated by solar panels on roofs of houses, businesses and industrial plants and surrounding grounds.
